Connectivity is…ensuring mobile signal transparency in property listings

In an era where connectivity is paramount, the availability and quality of mobile signal has become a crucial factor in determining the suitability of a property. Whether for work, socialising, or emergencies, the ability to stay connected via mobile devices is non-negotiable for many individuals.

It’s imperative that landlords and agents provide accurate information regarding mobile signal coverage in their property listings.

What do you need to know?

Late last year the National Trading Standards Estate and Letting Agency Team (NTSELAT) updated parts B and C of the process to improve material information disclosure in property listings.

A comprehensive property listing should now include more than just the number of bedrooms and amenities. It should also provide potential tenants with an accurate depiction of the mobile signal and coverage available at the property. This includes disclosing any known issues or restrictions related to mobile connectivity.

This information allows prospective tenants to make informed decisions about whether the property meets their connectivity needs. Failure to disclose such information could result in dissatisfaction or even legal disputes down the line.

To provide potential tenants with an indication of specific speeds and supply or coverage in the area, it’s advisable to direct them to resources such as the Ofcom checker. This tool allows individuals to input their location and receive detailed information about mobile network coverage and performance in that area. By utilising such resources, tenants can gain a clearer understanding of what to expect in terms of mobile connectivity before committing to a lease.

In today’s hyper-connected world, mobile signal transparency is paramount in property listings. Landlords and agents must provide accurate descriptions or statements regarding the nature of the mobile signal and coverage available at the property, including any known issues or restrictions. By doing so, they empower tenants to make informed decisions and avoid potential dissatisfaction or disputes.
